Cost & Fees

Rent & Payments: How and When is Rent Paid?

Rent is paid on the 1st of every month in the form of a money order, cashiers’ check or personal check.

Fees: What is the Application Fee?

The application fee is 35 dollars per adult.  Every person 18 and older must fill out an application and pay the 35 dollars fee. The application fee must be paid in the form of a money order.

Is There an Additional Pet Fee?

The security deposit covers the pet fee (no additional fee).

What Are the Move-in Fees?

At the time of signing the rental agreement what needs to be paid is the full amount of the rent plus the security deposit. Both amounts need to be paid in the form of money orders. 

Security Deposit: How Much is the Security Deposit, and What Are the Conditions for its Return?

The security deposit is equal to the amount of the rent. For example, if your rent is $1950, your security deposit will be $1950. 

The security deposit shall be refunded to the tenant within 21 days after the premises have been completely vacated, minus any amount necessary to pay the OWNER:

  • a) any unpaid rent
  • b) cleaning costs
  • c) key replacement costs
  • d) costs for repair of damages to the unit and/or common areas above ordinary wear and tear 
  • e) any other amount legally allowable pursuant to the lease agreement or pursuant to Civil Code Section 1950.5

A written accounting of said charges shall be delivered in person or by regular U.S. mail to the tenant at their last known address within 21 days of move-out. If deposits do not cover such costs and damages, the tenant shall immediately pay said additional costs for damages to the owner.

Security deposit is not to be used as last month’s rent. 

Utilities: What Utilities are Included in the Rent, and Which Ones Are the Tenant's Responsibility?

Landlord pays water, sewer and trash. Tenant is responsible for electricity and gas.

Property & Lease Details

Lease Term: What Are the Options for Lease Length, and Can They Be Flexible?

We have a month-to-month  apartment rental is a flexible agreement that automatically renews each month unless either party gives notice to terminate. Landlords must provide at least a 30-day notice to the tenant if the tenant has resided there for less than a year, or a 60-day notice if the tenant has lived there for a year or more. Tenants must also give 30-day notice. Rent increases are permitted but are subject to AB 1482 rent caps and just cause as provided in Civil Code Section 1946.2 and 1947.12

Lease Termination/Subletting: Are Early Lease Terminations Allowed, and Can the Apartment Be Sublet?

Tenant agrees not to assign or sublet the premises or advertise to do so.

Tenant agrees not to assign, sublet, or transfer the unit or to advertise the unit by word of mouth, short-term rental website posting, or by any other means; any such violation will be considered a non-curable breach of this Agreement.

Guest Policy: What Are the Rules for Having Guests, Especially Overnight Visitors?

Guest(s) staying over ten (10) days cumulative or longer during any 6-month period without the OWNER’S written consent shall be considered a breach of the Agreement.

ONLY the listed individuals and/or animals, AND NO OTHERS, shall occupy the unit for more than 10 days unless the expressed written consent of OWNER is obtained in advance (the 10-day period may be extended by local Rent Control Laws).

Pet Policy: Are Pets Allowed, and What Are the Associated Rules?

Yes, pets are allowed. No animal, fowl, fish, reptile, and/or pet of any kind shall be kept on or around the premises at any time without obtaining prior written consent and meeting the OWNER’s requirements.

Said consent, if granted, shall be revocable at OWNER’S option upon giving a 30-day written notice. In the event laws are passed or permission is granted to have any item prohibited by the agreement

Changes to Property: What Changes, if Any, Are Tenants Allowed to Make to the Apartment?

Changes or alterations are not allowed.

Renters Insurance: Is Renters Insurance Required, and is it the Tenant's Responsibility?

Renters Insurance is the tenant’s responsibility. While renters’ insurance is not required, it is highly encouraged.

Maintenance & Building Concerns

Maintenance Requests: How Are Maintenance Requests Made, and What is the Process for Handling Them?

Maintenance requests must be submitted in one of the following ways: In writing and given to a manager at the office, in writing and turned  in through the drop box at the office, by calling the office, by direct email at manager.missionvillage@gmail.com or submitting through our website at missionvillageontario.com.

Our maintenance team responds to requests in the order they were received. Emergency maintenance requests take priority regardless of the order received

Emergency Maintenance: What is the Landlord's Procedure for Handling Emergency Repairs?

In case of an after-hours maintenance emergency, call the after-hours contact provided to you at the time of signing your rental agreement.

Appliances & Fixtures: Are the Appliances in Good Working Order, and Are There Enough Electrical Outlets?

All our appliances are in good working order. There are plenty of electrical outlets all throughout every apartment.

Security: What Are the Security Features of the Building, and How is the Property Secured?

We have onsite security from 10:00 pm to 6:00am.

Amenities & Neighborhood

Amenities: What Amenities Are Available to Tenants, Such as a Gym or Pool?

Our site amenities include a pool, gym and sauna. A children’s activity room is located near the gym for parent’s convenience.

Renovations: Are Any of the Units Newly Renovated?

Yes, the main renovations are granite countertops and new flooring. New kitchen cabinet doors are also a part of the renovations.

Parking: Is Parking Available, and What is the Parking Policy?

Tenants in a studio, one-bedroom, and two-bedroom apartments have one assigned parking space. Tenants living in a three-bedroom, and a four-bedroom apartment are assigned two parking spaces. 

Garages: Are There Garages Available?

Yes, tenants are assigned a shared garage or a carport.

Neighborhood: What is the General Atmosphere of the Neighborhood?

The general atmosphere of the neighborhood is friendly, peaceful and quiet.

What Can be Found Nearby?

Mission Village is minutes away from the Montclair Plaza Mall, Ontario Mills Mall, Ontario Airport, AMC Movie Theater and Edwards Movie Theater. As well as a large variety of dining, shopping and entertainment venues.  

Pest Control: What is the Building's Policy on Pests, and What is the Landlord's Plan for Handling Them?

Tenants are responsible for reporting any pest issue to management even if it’s a minor one. We do act in preventative care. The fumigation professional who uses products that are safe for humans, pets and the environment is on site once a week. This is done to prevent pests.
